Stamp Duty Calculator — England & NI

Estimate Stamp Duty Land Tax (SDLT) on a residential purchase in England or Northern Ireland, using rates in force from 1 April 2025. Guidance only.

Estimate Stamp Duty Land Tax (SDLT) on a residential property purchase in England or Northern Ireland using progressive price bands. This free online stamp duty calculator from Calculator Direct is an educational planning aid — not tax, legal or conveyancing advice.

Rates shown are the standard residential SDLT bands for England & Northern Ireland, in force from 1 April 2025 and checked against GOV.UK on 2 October 2026. SDLT rates are not tied to the tax year. Always verify the current rates and any reliefs or surcharges on GOV.UK / HMRC before you rely on figures — thresholds and rules can change.

The higher rates for additional dwellings apply to purchases of £40,000 or more. Not modelled: the 2% surcharge for non-UK residents, leasehold and lease-premium rules, and non-residential or mixed-use purchases. Scotland (LBTT) and Wales (LTT) have separate taxes.

How SDLT works (progressive bands)

SDLT is not a flat percentage of the whole price. You pay the rate that applies to each portion of the purchase price that falls inside a band, then add those amounts together.

Standard residential bands (England & Northern Ireland, rates in force from 1 April 2025, checked 2 October 2026), per GOV.UK; verify before use: 0% up to £125,000; 2% from £125,001 to £250,000; 5% from £250,001 to £925,000; 10% from £925,001 to £1,500,000; 12% above £1,500,000.

Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT) — different taxes with different bands. Do not use England/NI SDLT tables for a Scottish or Welsh purchase.

First-time buyers and additional dwellings

If you qualify as a first-time buyer and the purchase price is £500,000 or less, GOV.UK describes relief along these lines (confirm eligibility on GOV.UK): 0% on the portion up to £300,000 and 5% on the portion from £300,001 to £500,000. Over £500,000, first-time buyer relief is not available.

Higher rates often apply when buying an additional residential property: GOV.UK says you usually pay 5% on top of the standard rates if the purchase means you own more than one residential property (the calculator adds 5% to every band). Whether you pay higher rates depends on what you already own and timing, and replacing your main residence can be an exception. Check current HMRC higher-rates rules before budgeting.

How to use this calculator

  1. Confirm the property is in England or Northern Ireland (not Scotland or Wales).
  2. Enter the purchase price (consideration) you expect to pay.
  3. Select buyer type: standard, first-time buyer, or additional dwelling (higher rates).
  4. Review the estimated SDLT from progressive bands.
  5. Verify the result against current HMRC published rates for your completion date.

Worked example: £400,000 standard residential purchase (rates in force from 1 April 2025)

Under the standard residential bands: £0 on the first £125,000; £2,500 on the next £125,000 at 2%; £7,500 on the remaining £150,000 at 5%. Estimated SDLT ≈ £10,000.

If the same purchase qualified for first-time buyer relief: 0% on the first £300,000 + 5% on £100,000 = £5,000. Confirm eligibility with HMRC / your conveyancer.

Frequently asked questions

What is Stamp Duty Land Tax (SDLT)?

SDLT is a tax that can apply when you buy land or property in England or Northern Ireland. For many residential buyers, the amount depends on the purchase price and which progressive bands apply, plus any reliefs or higher rates.

Does this calculator cover the whole UK?

No. This page is for England & Northern Ireland residential SDLT. Scotland charges LBTT and Wales charges LTT — separate taxes with their own bands and rules.

Do these SDLT rates change each tax year?

Not on a fixed schedule. SDLT is not tied to the 6 April tax year: the standard residential bands summarised here have been in force from 1 April 2025 for England & Northern Ireland and were checked against GOV.UK on 2 October 2026. Rates change only when the Government announces a change. Use the rates in force on your completion date — see GOV.UK Stamp Duty Land Tax (https://www.gov.uk/stamp-duty-land-tax/residential-property-rates).

Is this tax advice?
